A substantial residential renovation requires more than a carefully developed design. It calls for informed decision-making, thorough preparation and professional oversight throughout construction.
At Huntsmore, project management is integrated into our architectural and interior design services from the earliest stages. As a CIOB Chartered Building Consultancy, we provide professional oversight of complex house and apartment renovations across Kensington, West and Central London, with particular experience in period and listed properties.
Preparing for construction
The decisions made before construction begins have a significant influence on how a project progresses.
Our pre-construction services encompass consultant coordination, technical documentation, procurement and contractor selection. We manage both competitive and negotiated tender processes, establishing a clear basis for contractor pricing and appointment.
Cost, programme and construction considerations are addressed alongside the developing design, allowing potential challenges to be identified and assessed before work commences.
Oversight throughout construction
Once works begin, Huntsmore provides ongoing oversight of the building contract, construction programme and project expenditure.
Acting as Contract Administrator under JCT and RIBA building contracts, we undertake regular site inspections, chair progress meetings, assess valuations and administer contractual instructions and interim payment certificates.
We monitor progress against the agreed programme, review variations and maintain visibility of developing costs, providing homeowners with the information needed to make considered decisions as the project evolves.
Renovating existing buildings inevitably brings uncertainty, particularly where historic construction and concealed conditions are involved. Our role is to manage these challenges through informed professional judgement, clear communication and appropriate contractual procedures.
Continuity from design to delivery
A particular advantage of Huntsmore’s multidisciplinary approach is the continued involvement of the architectural team throughout construction.
The architects responsible for developing the design remain engaged as works progress, coordinating technical information, responding to contractors’ queries and resolving details as site conditions become apparent.
This close relationship between architectural design and project management helps maintain the integrity of the original proposals while allowing practical decisions to be made as construction progresses.
