Marylebone’s homes
Marylebone is a grid of Georgian streets and squares laid out in the eighteenth century, with red-brick mansion blocks and interwar apartment buildings among them. Its homes range from townhouses to lateral apartments within listed buildings, and behind the main streets its mews offer compact houses where light and storage need careful planning.
Our Marylebone Art Deco apartment, a listed 1930s home, shows the care these buildings need: original details kept, services renewed and joinery made to suit.
Working with Westminster and the estates
Marylebone falls within the City of Westminster, and much of it sits within conservation areas. Many buildings are also owned by the Howard de Walden or Portman estates, so alterations often need the landlord’s licence as well as planning or listed building consent. We prepare both, and coordinate the approvals so they progress together.
The estates have their own design expectations and processes, and they look closely at how works are carried out in occupied buildings. We prepare clear drawings, method information and programmes to give them confidence in the work.
Apartments within shared buildings
Most Marylebone projects are apartments, which brings particular constraints: agreed working hours, protection of common parts, noise and the coordination of services that run through the building. Our project managers plan the works around these from the outset and keep the managing agent and neighbours informed.
Listed buildings
Where a building is listed, consent is needed for most internal changes as well as external ones. We record the historic fabric, design alterations that respect it and prepare the heritage information Westminster’s conservation officers expect.
Our approach is to understand the building first: how it was built, how it has been altered and which features are significant. That understanding makes the conversation with conservation officers more straightforward and leads to better designs.
Interiors and joinery
Our interior designers and joinery workshop work together on Marylebone homes, making the most of rooms that are often generous in height but compact in plan, with storage, kitchens and dressing rooms made to measure. We also source furniture and lighting to suit the scale of each room.
Design to delivery
Our in-house architects, interior designers and project managers work as one team, with a single point of contact from first meeting to handover. We act as project manager and contract administrator throughout the build, overseeing the contractor, the budget and the quality of the work.
Mews houses
Marylebone’s mews houses are compact and often hemmed in by taller buildings. We plan them to make the most of daylight, with storage built into every useful space, rooflights where they are permitted and joinery that does several jobs at once.
Planning ahead
Because estate and freeholder approvals can take time, we begin these conversations early and incorporate the requirements into the pre-construction programme, reducing the risk of avoidable delays.
Services and comfort
Older apartment buildings often need their heating, electrics and ventilation renewed. We design new services to sit discreetly within the historic fabric, coordinating with the building’s shared systems and the freeholder’s requirements.
Buying in Marylebone
Before you buy, we can review a property with you to assess its condition, the alterations the estate and Westminster are likely to accept and a sensible scope of work.
Starting a conversation
If you own or are buying a home in Marylebone, a conversation and a visit are the best first step. We can talk through the approvals your building is likely to need, the estate’s requirements and a realistic programme. We are happy to meet your surveyor or agent on site.
Common questions
Do you handle licences to alter for estate-owned buildings?
Yes. We prepare licence to alter applications for freeholders and estates alongside planning and listed building consent, and manage the process through to approval.
Do you renovate mansion-block apartments?
Yes. Mansion-block and listed apartments make up a large share of our work, including projects in Marylebone, Maida Vale and Westminster.
