Renovation and restoration work can initially feel like a daunting task, with planning loops to jump through as well as dealing with the uncertainty of construction works.
1. Brief
A meeting at your property to assess the project’s feasibility, both stylistically and in practical construction terms.
The project’s design goals are clarified, ideas and advice conveyed, and any potential hurdles highlighted.
Budget and potential project costings are discussed and a general guideline on cost can be outlined before designs are developed in more detail.
2. Design
Our in-house design and construction management team work collaboratively with you to compile all design concepts and pre-construction information.
As well as creating a beautiful aesthetic, Huntsmore will handle all planning permissions, listed building consents, License to Alter agreements and any other statutory requirements.
Our Quantity Surveyor will build a detailed Schedule of Works and pricing document and then run the tender process to appoint a suitable contractor.
3. Build
Once a contractor is appointed, Huntsmore act as independent project manager and contract administrator [CA].
We oversee the project on a daily basis and act as a point of contact between you and the main contractor with update meetings and calls scheduled around your diary.
If you appoint any specialist external subcontractors [kitchen suppliers, restoration specialists] will manage these parties and their interactions with the main contractor on site.
4. Completion
Final build works are fully inspected by Huntsmore to ensure design and functionality are achieved.
A snagging list is compiled and completed ahead of the deadline and ahead of final payments to the contractor.
Formal handover includes all installation certificates (GAS SAFE, NICEIC, FENSA, etc.) as well as Building Control and any other governing bodies.
