Issue
The major issue here was that access to the garden was through the bathroom.

Solution
The property was completely reconfigured. An open-plan kitchen was situated at the rear of the flat with access to the garden. A shower room was then situated between the bedroom and living space. The shower room ceiling was dropped to
incorporate bedroom storage. The entrance to the bedroom was a frosted glass slide door allowing light to pass through the property.

The property had a full refurbishment including rewire, new central heating, new kitchen and bathroom and hardwood flooring throughout. The original Victorian features were restored including antique marble fireplace and cornicing in the bedroom and living areas. Double-glazed timber sash windows were installed.

Woodstock Grove, W12

Time: 12 weeks

This property was a two-bedroom, one bathroom lower ground garden flat.

The main changes were the addition of an en-suite wet-room in the master bedroom. This was done by reducing the size of the kitchen and placing an ample sized shower room between the two. Although the kitchen was reduced in size, functional practicality was not compromised and state of the art appliances included in the design.

The flat was also fully renovated, with a full rewire, new central heating, garden landscaped and full roof repair to the property’s existing extension.

Eversleigh Road, SW11

The work here involved transforming a two bedroom Victorian ‘railway cottage’ spread over two floors into a three-bedroom family home.

A single storey rear extension was erected to create a dining room. A downstairs WC and small utility room were added under the stairs. Aluminium bi-folding doors were installed to allow light to flow through the property.

In the loft space a rear mansard extension was built to incorporate a bedroom with en-suite wetroom on a newly created third floor. Velux windows were added to the front of the loft to flood the room with light. Storage was fitted in the eaves. The property’s size was expanded substantially by over 339 ft2/ 31.5m2

The house was renovated including a rewire and new central heating. The original Victorian features were reinstated, with an antique fireplace installed and the timber sash windows restored.

Issue
Configuration was an issue here, with an oversized kitchen and small living room. False partitions, which lowered the high ceilings, made light and space an additional concern.

Solution
The kitchen and bathrooms were switched creating open-plan living. All unnecessary partitions were removed allowing light to flow through the property. The entrance to the bedroom was altered allowing for “his and her” walk-in wardrobes to feature on either side of the entrance corridor.

The property had a full renovation including rewire, new central heating, new kitchen and bathroom and hardwood flooring throughout. The original Victorian features were restored including antique marble fireplace and cornicing in the bedroom and living areas. Double-glazed timber sash windows were installed. Intelligent and energy efficient central heating was also put in place.

Godolphin Road, W12

Issue
The major issue was space. The double bedroom was too small to be practical and the bathroom unnecessarily large.

Solution
The bathroom and the walls were removed and replaced with a smaller shower room. The wall was pushed back over a foot giving significantly more space to the bedroom. The bathroom ceiling was also dropped so that there was storage above the bathroom. A “walk-in” wardrobe was built in to the left of the shower room, removing the need for any cupboards in the bedroom.
